Let’s take a look at Pacific Palisades home sales in January 2007. There was a total $45,910,287 sales volume – almost 66% of sales volume in 2006. It averaged 97.41% sales price to last listed price — average sales price was $2,416,330 and average list price was $2,480,473. The average days on the market at 50 days for the 19 homes sold.
Two homes sold in the area noted as Sunset Mesa, adjacent to the Getty Villa Museum and just off the Pacific Coast Highway. I love this area because it enjoys some of the best ocean views and breezes in the Palisades area. The residents enjoy the privilege of visiting the Getty Villa anytime they wish. Some of these homes enjoy a good views of Topanga Canyon too!
The unique aspect of Sunset Mesa is about half of the homes hold the Malibu address and the other half hold the Palisades address. There are many other special qualities including the great neighborhood — it is great to take walks here! It is conveniently located for an easy ride to either Santa Monica, Topanga or Malibu. A good article that captures the flavor of Sunset Mesa is an Los Angeles Times article written on August 28, 2005 – the home prices continue to appreciate since the article had been published.
