April 2007 Sales Activity Results in Pacific Palisades,California and Malibu,California
According the CLAW/MLS statistics, Pacific Palisades, California and beach front properties along Malibu,California had high demand among the single family homes.
The weather today along the coast is perfect — balmy, sunny, just beach perfect! What is one to do on such a perfect outdoor day? Relax in the shade somewhere and review home sales during the month of April, 2007 - so here it is. All statistical figures are supplied by the CLAW/MLS.
In Pacific Palisades area - 23 single family homes closed escrow with an overall average days on the market at 43 days. Excluding all confidential sales, the average selling price was $2,406,282 - or the average sales price to average list price ratio was 100.9%.
The home price ranged from $1,125,000 to $5,495,000 — 16 of these homes sold within the first 30 days on market and 26% of the homes sold had 3 bedrooms.
In Malibu - 4 beachfront homes sold - excluding the confidential sales, the average selling price was $6,923,750 and the average sales price to average list price percentage is 93%. The average days on market for the beachfront homes were 37 days.
Also in Malibu - on the land side activity - 19 listings closed escrow for the same period - excluding confidential sales, the average selling price was $2,487,684 and the average sales price to average list price was 89.3% - the average days on market was 140 days.
In summary, it seems that Pacific Palisades and the Malibu beach front properties experienced high demand by the buyers and the properties were reasonably priced by the sellers.
