When it comes to real estate price matters. Most real estate professionals will aim to price your home at fair market value at the onset and some sellers are on board, others are not. It has been a rough realization for many to acknowledge that it is a buyers market out there. It has been an unknown in recent months as to whether home values will continue to drop, staReducing the price of your home might help it sellbilize or improve and every market is different. Regardless of what is going on, if your home isn’t selling then you may want to reduce its price.  This is especially true when one is dealing with sophisticated buyers who are doing their homework ahead of time on the real-time internet – such as those searching in Malibu,CA or Calabasas,CA or Pacific Palisades, CA or Santa Monica, CA or anywhere else.

Whether your home is seeing a lot of potential home buyers or very few, if you haven’t had an offer there could be a few factors. What is your home lacking? Can you fix what your home is lacking? Chances are that if your home is on the market for sale, you are ready to sell it and you are not going to make any large changes to it. The one change you can make is lowering the price. Money matters, more today than ever. If someone sees a home for sale at what they see as a bargain price then they are much more likely to make an offer.  Currently the well priced homes are actually entertaining multiple offers – sellers, it is nice to have a demand on your home as generated by multiple offers.  Today is a good example where I showed a beautiful home to my buyers and learned it is now starting to receive offers when it sat on the market for over 8 months with no offers at the higher price.

Can you afford to hold on to your home until prices start appreciating again? If so keep your price where it is. If you need to sell then lowering the price could be the key to selling it now.

It’s a Buyer’s Market When It Comes to Real Estate in Malibu,California and nearby communities

It is a buyer’s market when it comes to real estate in California– from Malibu, Pacific Palisades, Calabasas, Agoura, Santa Monica, Venice, Marina Del Rey and other nearby areas. It is not the best time to be a seller, but to be a buyer the conditions could not be better. Low interest rates, home values and inventory all point to buy, buy, buy. The only thing standing in the way is money, but if people can get money and they are in the right place at the right time, buying real estate is a great idea – especially in these highly desirable locations.

If the real estate market were a car the first time home buyer would be in the driver’s seat. Not only to first time home buyers get to take advantage of low mortgage rates, low home values, and a decent inventory of homes for sale, but they also don’t have to sell a home before they buy a home.

There may not be a better time to be a home buyer, especially a first time home buyer, for a long time. The first part of 2010 displays ideal conditions to get out there and start looking.   Buyers who are pre-approved and have at least 20%-25% downpayment available can take advantage of this current opportunity.  Even CNBC reports on April 1, 2010 that the “high end boom is a trifecta of lower interest rates, bank lending and consumer confidence.”

Pacific Palisades California Community: Historical Anchor Found in the Bay by Pacific Palisades!

Pacific Palisades is famous for many things, its picturesque setting, well manicured lawns and great climate. However it is not too famous for is it Wharf!

Wharf? I hear you say! Yes, back in the late 19th Century, Long Wharf was a deepwater port for tall ships with a 4,720-foot wooden pier (contructed 1893) that extended into the ocean from the mouth of Potrero Canyon. The wharf was dismantled after a debate between Long Wharf and San Pedro on which should be Los Angeles “official harbor” San Pedro won in 1897 and Long Wharf was taken down.

Well, lifeguard Andrew Greger was scuba diving off the south end of Will Rogers State Beach three weeks ago and he discovered what appears to be an anchor from the late 1800s.

He decided to raise the anchor to put in the Lifeguard HQ garden. However, once back on dry land they realized that the anchor could be of historical interest and they have invited experts to come and study the artifact.

The lifeguards at Will Rogers and Topanga State Beaches would like the anchor relocated to Will Rogers, so that it can be displayed alongside the rock monument and railroad tie that memorialize the Long Wharf.

Ernest Marquez, co-author of ‘Port of Los Angeles: An Illustrated History from 1850 to 1945, said that ‘Anchors were placed a distance from the wharf with a buoy attached for vessels to tie to if there was no space at the wharf,’

Definitely an interesting development! Now readers of this blog know more on the history of this desirable area.

Pacific Palisades residents Brynn Thayer and and husband, David Steinberg, have sold their longtime home for $2,995,000. The couple bought the house in the mid 1990’s and have decided to sell the home as they have relocated to Bel Air.

The property in Pacific Palisades contains a 3,300 square foot post-and-beam house, built in 1972. It contains four bedrooms and 3 1/2 bathrooms and sits on a heavily treed lot of about half an acre.

The property is ideal for entertaining. Inside there are three fireplaces in the gated four-story home, which also featured ocean views from the master bedroom suite. Outside, there is a terrace and patio areas providing additional space.

Malibu California Real Estate & Community : Malibu Garden Club Turns 50 Years Old!

With such a beautiful climate and stunning real estate it is no wonder that Malibu benefits from having some of the most gorgeous gardens around.

How do people show off their gardens? Well, the Malibu Garden Club is one way. This club is 50 years old this year and is famous for its locally popular Garden Tours which it has run for the past 12 years. The Annual Malibu Garden Tour, which takes place in May, recognizes four or five local homes each year for their unique designs incorporating native and exotic planting.

The club started having meetings in 1958 and now, sadly, due to an aging membership and a lack of new, young adherents, the club is close to disbanding so if you are interested in gardening and want to get involved now is your chance to help! In the early years the club thrived as new presidents were elected, membership expanded and yearly garden parties were added to the calendar each August, with raffles and a monthly “Newzette”was sent to members. Yearly dues are at $25 and with a once-a-month club meeting the commitment to the club is minimal, but with maximum benefit. The focus is of course on general gardening tips, although recently they have had talks on eco-gardening and careful water usage.
