On the 17th of this month Obama signed the Tax Relief, Unemployment Insurance Reauthorization, and Job Creation Act of 2010. The Act extended tax benefits, reduced payroll taxes and extended a variety of energy efficient tax credits. The extension of the tax credits for energy efficient improvements include those for new homes, existing homes, and building credits. The credits are good for improvements made throughDecember 31, 2011.</p>
<p>Thus far the year is also ending with the mortgage interest deduction (MID) in place, a vital benefit to home owners everywhere this allows homes owners to write off the interest paid on mortgages. While the MID is being threatened to be reduced or eliminated as a way to recover money and reduce government debt, it hasn’t been altered yet, making homeowners throughout the United States grateful for the time being.</p>
<p>Home sales are holding their own as mortgage rates remain hovering above historic lows. Re-financing and buying real estate is benefiting greatly form these low rates. The low interest rate is helping boost sales, appearing to stay put until recovery is in full swing. All in all real estate is ending 2010 in a good position to pick up speed in 2011.<br />

<p>It is sad to see that Congress is again re-considering the time honored tax deduction for the mortgage interest according to the<a href="http://www.latimes.com/business/la-fi-mortgage-deduction-20101220,0,2642237.story"> Los Angeles Times article dated December 20, 2010</a>.  The impact will be felt quite strongly in California where cost of housing is higher than other states.</p>
<p>When Congress convenes to discuss the impact, it is so important to discuss the benefits it has had to the “<a href="http://www.latimes.com/business/la-fi-mortgage-deduction-20101220,0,2642237.story">home builders, construction workers, the financial services industry and local governments”</a>.</p>
<p>The key issue <a href="http://www.latimes.com/business/la-fi-mortgage-deduction-20101220,0,2642237.story">“pits lawmakers in high-end housing districts against those representing less expensive areas. Americans have never been comfortable with governmental redistribution of income, yet many are growing increasingly uneasy about the widening gap between the rich and poor.”</a></p>

It is not the best time to be a seller, but to be a buyer the conditions could not be better. Low interest rates, home values and inventory all point to buy, buy, buy. The only thing standing in the way is money, but if people can get money and they are in the right place at the right time, buying real estate is a great idea &#8211; especially in these highly desirable locations.</p>

However it is not <em>too</em> famous for is it Wharf!</p>
<p>Wharf? I hear you say! Yes, back in the late 19th Century, Long Wharf was a deepwater port for tall ships with a 4,720-foot wooden pier (contructed 1893) that extended into the ocean from the mouth of Potrero Canyon. The wharf was dismantled after a debate between Long Wharf and San Pedro on which should be Los Angeles &#8220;official harbor&#8221; San Pedro won in 1897 and Long Wharf was taken down.</p>
<p>Well, lifeguard Andrew Greger was scuba diving off the south end of <a href="http://www.palisadespost.com/news/content.php?id=5346" target="_blank">Will Rogers State Beach three weeks ago and he discovered what appears to be an anchor </a>from the late 1800s.</p>
<p>He decided to raise the anchor to put in the Lifeguard HQ garden. However, once back on dry land they realized that the anchor could be of historical interest and they have invited experts to come and study the artifact.</p>
<p>The lifeguards at <a href="http://www.parks.ca.gov/?page_id=625" target="_blank">Will Rogers </a>and <a href="http://blog.judysellswestside.com/2007/12/10/malibu-area-beaches-information-for-beachgoers-can-be-found-online/" target="_blank">Topanga State Beaches </a>would like the anchor relocated to <a href="http://en.wikipedia.org/wiki/Will_Rogers_State_Beach" target="_blank">Will Rogers</a>, so that it can be displayed alongside the rock monument and railroad tie that memorialize the Long Wharf.</p>
<p>Ernest Marquez, co-author of &#8216;Port of Los Angeles: An Illustrated History from 1850 to 1945, said that &#8216;Anchors were placed a distance from the wharf with a buoy attached for vessels to tie to if there was no space at the wharf,&#8217;</p>

<p>How do people show off their gardens? Well, <a href="http://www.malibutimes.com/articles/2009/03/06/news/news5.txt" target="_blank">the Malibu Garden Club</a> is one way. This club is 50 years old this year and is famous for its <span>locally popular <a href="http://blog.judysellswestside.com/2007/05/12/2007-garden-tours-in-pacific-palisades-california-and-malibu-california/" target="_blank">Garden Tours</a> which it has run for the past 12 years. </span><span>The Annual Malibu Garden Tour, which takes place in May, recognizes four or five local homes each year for their unique designs incorporating native and exotic planting.</span></p>
<p>The club started having meetings in 1958 and now, sadly, <span>due to an aging membership and a lack of new, young adherents, the club is close to disbanding so if you are interested in gardening and want to get involved now is your chance to help! In the early years </span><span>the club thrived as new presidents were elected, membership expanded and yearly <a href="http://blog.judysellswestside.com/2008/09/12/malibu-september-11th-2008-patriot-day-commemorations-at-pepperdine-university/" target="_blank">garden</a> parties were added to the calendar each August, with raffles and a monthly &#8220;Newzette&#8221;was sent to members. Yearly</span><span> dues are at $25 and with a once-a-month club meeting </span><span>the commitment to the club is minimal, but with maximum benefit. The focus is of course on general gardening tips, although recently they have had talks on <a href="http://blog.judysellswestside.com/2009/01/23/malibu-real-estate-top-trends-in-home-design-at-the-moment-stay-ahead-of-the-crowd/" target="_blank">eco-gardening</a> and careful <a href="http://blog.judysellswestside.com/2008/06/03/malibu-real-estate-going-green-cindy-crawford-goes-green-in-her-malibu-mansion/" target="_blank">water usage</a>.<br />
