<p>Since the <a href="http://blog.judysellswestside.com/2008/10/09/national-association-of-realtors-announces-president-bush-signing-700-billion-rescue-bill/">signing of the $700 billion rescue package </a>by President Bush there has been an increase in sales activity across the national real estate market.</p>
<p>Buyers are taking advantage of bargain priced properties as well as attractive low interest rate mortgages and snapping up real estate!  <a href="http://www.realtor.org/press_room/news_releases/2008/pending_home_sales_up?LID=RONav0021">The pending home sales index by the National Association of Realtors shows a 7.4% increase in activity of the previous month - a huge jump!</a> This is of course is in addtion to the rescue package after the housing stimulus package was signed into law, Fannie Mae and Freddie Mac have been nationalized. Consumer confidence in the market is increasing and rightly so! With such a great deals to be had.</p>
<p>It is expected that national home prices will increase 2-3% in 2009 which is excellent news!</p>

<p>With much hype in the press about a rescue package for Wall street and the nation, President Bush has reluctantly signed off on the $700 billion rescue package.</p>
<p><a href="http://www.realtor.org/RMODaily.nsf/pages/News2008100302?OpenDocument&amp;LID=RONav0021" target="_blank">The rescue package will allow the government to purchase $700 billion of bad mortgage debt and provide liquidity to the markets. The stock markets of course rallied slightly on the news as consumer confidence strengthened slightly. The legislation is wide reaching and is truly historic. When congress first dismissed the bill earlier in the week the Dow Jones Industrial Average plunged 777 points in one day, the largest in US history. However it finished the day down, but up from the historic drop. Clearly showing how important this legislation is for America.</a></p>
<p>What does this mean for the real estate market? By eliminating the debt from the banks and shifting the burden of the debt, the Federal Government hopes to free up cash for borrowers who are looking to purchase properties. This in turn will help the real estate market as a whole. </p>
<p>The next few months therefore should bring an increased level of activity in the real estate market as buyers snap up bargains as the credit crunch eases its tight grip.</p>

<p>The long running and hotly debated Malibu <a href="http://blog.judysellswestside.com/2008/08/08/malibu-local-development-shock-decision-on-la-paz-shopping-center-by-planning-commission/" target="_blank">La Paz Project </a>is finally starting to be considered by the Malibu City Council who have hinted at its approval.</p>
<p>The project is split into different plans which would make way for a new commercial district with amenities for local residents as well as a new city hall to replace the current aging location.</p>
<p><a href="http://www.malibutimes.com/articles/2008/09/24/news/news2.txt" target="_blank">However, the council has just gone back to the developer in a landmark discussion and asked for another plan to be drawn up to include a waste water facility instead of a new city hall - this heightened acknowledgement of the plans and developer has been noted by some as a hint that the plan may receive approval from the city council itself and be given the green light to start construction soon.</a></p>
<p>With the recent discussions changing the focus into more of a &#8220;public benefit&#8221; analysis the developer has been asked to resubmit their plans and to include other facilities such as landscaping through to <a href="http://blog.judysellswestside.com/2008/07/08/malibu-california-city-may-receive-25-million-in-funding-for-legacy-park-project/" target="_blank">Legacy Park</a>, underground parking and golf/pedestrian routes for residents.</p>
